Math of Homebuying: Three easy rules for budgeting | Math For ...

If you?ve ever been in the market for a house, you know what the real estate agent asks first. It?s not the number of bedrooms or neighborhood or whether or not the home has a detached garage.

?What is your price range??

Because whatever you have to spend will dictate the size of your house, where it is located and its amenities. Like it or not.

But how do you know how much you can spend?

Luckily, there are a few guidelines that can help you set this price before you even call on the agent. The following three rules use math to set your home-buying budget.

The Total Price Tag: Five times your annual gross salary

Remember how the diamond industry once told young men that an engagement ring should cost the equivalent of two months income? Of course that is simply a marketing plan. But there are similar and reliable guidelines for home buying.

These days, experts recommend spending no more than five times your gross salary on a home.* Let?s say that you gross $32,450 each year. Five times that is the most?you should be spending on a house.

5 ? $32,450 = $162,250

With that salary, you should spend no more than?$162,250 on a home.

Of course the economy should be taken into consideration. If you?re concerned about losing your job, either purchase a much less expensive home or skip home buying until things get more stable. And if you have extra expenses, like college tuition or medical care for an ailing relative, put those in the mix as well. You might consider subtracting these large expenses from your gross salary, before multiplying by 5.

*It?s worth it to mention that the experts disagree on this multiplier: some suggest 1.5 times your gross salary, while others shoot for 2.5, 3 or 5 times. It?s always best to err on the side of caution, but any of these multipliers are much better than simply taking a wild guess.

Month to Month: A percent of your monthly income

Another way to consider this purchase is by looking at the monthly mortgage payment. (You may want to do both!) Financial planners advise homeowners to spend 28% to 33% of their monthly income on housing costs ? that means rent or mortgage, and maintance.

It?s okay to look at a ball park figure here. Let?s say you bring home $1,995 each month. Using the percents above, you can reasonably spend 28% to 33% of this on housing.

0.28 ? $1,995 = $558.60

0.33 ? $1,995 = $658.35

So all things considered, you can budget between $558.60 and $658.35 each month on housing. (Your real estate agent can help you estimate your monthly mortgage payment, which will include taxes, interest and sometimes insurance.)

Maintain and Repair: A percent of the home?s value

But what about those maintenance and repair bills? Owning a house means fixing the furnace if it goes out, getting the gutters cleaned and repairing a leaky roof.

Lucky you: real estate experts have come up with another little guideline that will help you estimate these expenses. The cost of home maintenance can be estimated at 1% to 2% of the home?s value each year. ?Let?s say you are considering a home priced at $155,000.

0.01 ? $155,000 = $1,550

0.02 ? $155,000 = $3,100

Does this mean you will absolutely spend no more than $3,100 each year in home repairs? Nope. Some years you may not come close, and in other years, you may exceed this amount by thousands of dollars. ?And as the value of your home increases ? as you hope it will! ? the cost of repairs and maintenance will increase as well. Still this little benchmark can help you figure out if you can afford the home you have your eye on.

So there you have it. Three rules that can guide your home purchasing process. Do a little math, and you could make a very smart home purchase.

Bodemeister 8-5 morning line favorite in Preakness

BALTIMORE (AP) ? Just like in the Kentucky Derby, Bodemeister is the favorite in the Preakness.

This time, Bob Baffert intends to justify the odds.

Despite finishing second in the Derby, Bodemeister was installed as the 8-5 favorite for Saturday's second leg of the Triple Crown. The colt, trained by Baffert, set the pace at Churchill Downs before being overtaken in the stretch by I'll Have Another, who won by 1? lengths.

I'll Have Another is the second-favorite in the Preakness at 5-2.

Baffert, a five-time Preakness winner, was delighted to receive the No. 7 post in the 11-horse field.

"With (Bodemeister), anything in the middle would be fine," the Hall of Fame trainer said. "With the Preakness, you just don't want to be stuck on the inside where you have to use your horse a little bit. The Derby winner drew really well, also."

I'll Have Another will start from the No. 9 post. The colt won the Derby out of the No. 19 post and will again be ridden by Mario Gutierrez.

"Anything with a nine in it, we feel very good about. We're cool with it," trainer Doug O'Neill said. "We talked about the possibility of being inside Bodemeister and really forcing our hand to push him early. Now it's in Mario's hands to still kind of push Bode, but we'll be on the outside of him."

Funny Cide was last to win from No. 9 in 2003, and Baffert's Lookin At Lucky was last to win from No. 7 in 2010.

Asked about having the second-favorite in the field despite winning the Derby, O'Neill said, "Bob Baffert has won five of these. I've never run a horse here. I totally respect that. I just hope anyone who bets Bodemeister is regretting it Saturday night."

A victory would give I'll Have Another the chance to become the first Triple Crown winner since Affirmed in 1978.

"I'm confident," O'Neill said. "You never know. But as long as we continue to train like our horse is training, we won't be that far off Bodemeister. If anything Bodemeister might be behind us early."

The odds were set by Pimlico Race Course handicapper Frank Carulli. The field is the smallest since 2007, when Curlin beat Derby winner Street Sense in a nine-horse field.

Also entered are Tiger Walk (30-1), Teeth of the Dog (15-1), Pretension (30-1), Zetterholm (20-1), Went the Day Well (6-1), Creative Cause (6-1), Daddy Nose Best (12-1), Optimizer (30-1) and Cozzetti (30-1).

Creative Cause trainer Mike Harrington, whose horse finished fifth in the Derby, was delighted with the No. 6 post.

"I don't think it affects our running style," Harrington said. "With 11 in there, post position is not nearly as important as the Derby. The middle is great. You couldn't ask for anything better."

Hall of Fame trainer D. Wayne Lukas has a long shot with Optimizer, but spoke optimistically after getting the No. 10 post.

"I love it. I love the horses inside of me," Lukas said. "I love the whole thing. If they gave me a pick, I would have picked that one. It turned out great. Every time they drew another one, it looked better."

Went the Day Well owner Barry Irwin was delighted to see the fourth-place finisher in the Derby get the No. 5 post in the Preakness.

"I like the draw. The middle's good," Irwin said. "I didn't want to be on the outside because the horse is green and I think he has a tendency to veer off to the right. Being on the rail, being a horse that doesn't have that much experience, I think it would've been a little too claustrophobic for him down there."

MONROE, N.C. -- The Union County school board on Tuesday unanimously named its deputy superintendent to replace Ed Davis as superintendent of the state?s sixth-largest system.

Mary Ellis, 53, enters at a fractious time, as the schools and county could be heading for a showdown over the district?s efforts to obtain
$6.7 million in additional county money to avoid cutting all 350 teacher assistant jobs.

Ellis, a resident of Fairview, has worked in the district for 33 years, the last seven in her current post. She will earn $190,000 a year during her four-year contract, which starts July 1.

Ellis is the first female superintendent for the district, which was created by the 1993 merger of the Union County and Monroe school districts; the county had a female superintendent before the merger.

?We believe (Ellis?) vision, enthusiasm, energy and knowledge shone through in the (finalists?) interviews,? said school board Chair Dean Arp. ?She is exactly the person to lead the district forward. she has had intimate knowledge of the situation the county and state are in with tight budgets.?

Davis, who is retiring, has been at the center of the budget debate. Davis has been with the school district for 35 years, and was its superintendent for the past seven years.

Additional money from the county is needed to help close a $9.6 million deficit in the school district?s 2012-13 budget. But a majority of Union commissioners don?t favor providing the money, which traditionally has come from the state.

That may force the school district to seek outside mediation to resolve the dispute.

The school system has about 40,300 students and 4,350 employees in 53 schools. Union County?s 89.1 percent graduation rate is fifth-highest in the state, and highest among the larger districts.

The district received 20 applications for the superintendent?s job and interviewed five people, Arp said. He called Ellis ?absolutely the most qualified.?

She has worked as a teacher and principal, in addition to serving as an administrator.

Ellis was named Distinguished Educator of the Year in 2011 by the N.C. Association of Supervision and Curriculum Development, and is a former regional teacher of the year. Ellis also created a career academy for at-risk students and implemented a special needs advisory council.
